California contractor (License #963784)
San Jose homeowners deal with challenges most designers outside the Bay Area never think about — expansive clay soil, Stage 2 drought restrictions, strict HOA guidelines, and summer heat that pushes past 100°F. Since 1984, JPM Landscape has designed and built custom outdoor spaces across Silicon Valley that hold up against all of it. We’re a licensed landscape contractor serving San Jose and the surrounding South Bay, and every project we take on is designed in-house, built by our own crew, and backed by nearly four decades of hands-on experience.
Before we get into what we do, take a look at real projects our team has completed — front yards, backyards, full outdoor living spaces, and everything in between. That gallery gives you the clearest picture of what working with JPM actually looks like.
Our approach is straightforward: we listen first, design second, and never start swinging a shovel until you’ve approved every detail of the plan. From the first site visit through the final walkthrough, the same team that designed your space is the one building it. No subcontracting surprises. No miscommunication between a designer and a separate crew. Just one accountable team from start to finish.
San Jose’s Mediterranean climate is one of the best in the country for outdoor living — mild winters, warm dry summers, and enough sunshine to support a wide range of plants year-round. The challenge is working with those conditions instead of against them. That means choosing materials that won’t crack in the heat, plants that don’t need constant irrigation, and drainage solutions that handle the heavy winter rains without flooding your yard. Sustainable landscaping isn’t a trend here — it’s the only sensible way to build.
JPM Landscape offers full-service residential and commercial landscape design in San Jose — meaning we handle everything from the first concept sketch to the last piece of sod. Our design-build model keeps your project on budget and on schedule because the people drawing the plans are the same people executing them. Whether you need a complete backyard transformation, a water-wise front yard redesign, or a single hardscape upgrade, we tailor every plan to your property, your budget, and the way you actually use your outdoor space.
Below is the full range of what we install. If you don’t see something on this list, ask — there’s a good chance we do it.
Every San Jose landscape project — whether it’s a front yard refresh or a full backyard build — follows the same five-step process. No shortcuts, no surprises.
1. Free Consultation We visit your San Jose property, assess soil conditions, drainage, sunlight, and HOA requirements, and listen to your vision.
2. Custom Design Plan Our team produces a detailed 2D landscape design plan with plant selection, hardscape layout, and material recommendations tailored to Bay Area conditions.
3. Design Review & Approval You review every detail. We revise until the plan is exactly what you envisioned — no surprises.
4. Installation Our licensed crew handles everything — grading, planting, hardscape, irrigation, and drainage — with careful scheduling to protect your property
.For projects involving hardscape, drainage, or structural work, our team handles all required Santa Clara County permits so you never have to deal with the city directly. What permits does landscaping require in San Jose? — we cover this in detail.
5. Final Walkthrough We walk the finished project with you, answer every question, and make sure the result meets your expectations.

JPM Landscape has been working in the South Bay since 1984. Each city comes with its own conditions — HOA restrictions in some areas, clay soil challenges in others, water district rules that vary block by block. We’ve navigated all of it across every neighborhood we serve, and that local knowledge shows up in every design we produce.

From walkways and driveways to custom planting plans and shade structures, every element is designed as part of a unified whole — not added as an afterthought. Good landscape architecture isn’t just about making things look nice — it’s about making sure the space actually works. Grade changes that aren’t properly addressed become drainage problems. A patio that isn’t sized right feels cramped the first time you host a dinner outside. A planting plan that ignores San Jose’s clay soil ends up needing replacement within three years.
JPM’s designers approach every project the same way a structural engineer approaches a building: starting with what the land is actually doing, then layering in what the homeowner wants. That means evaluating elevation changes, existing drainage patterns, sun exposure throughout the day, and — especially in Silicon Valley — any HOA setback or material restrictions before a single design line is drawn.
For homeowners thinking about major hardscape additions like retaining walls, interlocking pavers, or concrete flatwork, the design phase is where you save money. Changes on paper cost nothing. Changes after installation cost a lot. We’ve been doing this long enough to know where most projects go wrong, and we plan around those problems from the start.
San Jose’s soil is another factor most contractors underestimate. The region’s heavy clay expands and contracts significantly with moisture, which affects everything from patio stability to root growth. Our designs account for that from day one — proper base preparation, appropriate drainage, and plant selection that thrives in local conditions rather than fighting them. For a deeper look at how Bay Area soil affects your landscape, read our guide on San Jose’s climate and soil conditions.
The backyard is where most San Jose homeowners want to spend their money — and for good reason. A well-designed outdoor living space extends your usable square footage, adds real resale value, and turns a neglected patch of lawn into somewhere you actually want to be. The challenge is getting from “I want something nice back here” to a finished space that works for your family without blowing the budget or dragging on for six months.
JPM handles backyard projects of every scale — from adding a simple patio and a clean planting border to complete landscape renovations that include pergolas, BBQ islands, fire pits, landscape lighting, and water-wise planting throughout. Every project starts the same way: we walk the space with you, understand how you use it, and figure out what’s actually driving your decision. Sometimes that’s entertaining space. Sometimes it’s a safe play area for kids. Sometimes it’s just wanting to stop looking at dead grass.
Drought and water costs are a real concern for Bay Area homeowners right now. We design around that. Synthetic grass remains the most popular upgrade for San Jose backyards — it eliminates irrigation in the lawn area entirely and holds up well in the heat. For homeowners who prefer natural grass, our sod installation provides a clean, fast result without the DIY headache. Low-water landscapes with native and Mediterranean plants, combined with smart irrigation systems, can cut outdoor water use dramatically without making your yard look like a parking lot. One of our most-read resources on this topic is our guide on how to cut your water bill with smart landscaping choices.
For homeowners starting a bigger renovation, front yard makeoversare often the smartest place to begin — they deliver immediate curb appeal and set the tone for the rest of the property. If you’re weighing the cost of a full project, our Bay Area landscaping cost guide for 2025 breaks down typical investment ranges by project type. Hardscaping refers to the non-living elements of an outdoor space — patios, driveways, walkways, retaining walls, pergolas, and outdoor kitchens. Landscaping refers to the living elements: planting, sod, trees, and irrigation. Most completed projects combine both. For a full breakdown of how they work together and which to prioritize, see our hardscaping vs. landscaping guide.
Yes — consistently. Studies show professionally designed and installed landscaping adds 5–12% to residential property values in the Bay Area. In a market like San Jose, where median home prices are high, that's a meaningful return on investment. We cover the data and what specific upgrades produce the best ROI in our guide to landscaping ROI for San Jose homeowners.

Posted on JudyTrustindex verifies that the original source of the review is Google. Absolutely exceptional craftsmanship. Joe designed a custom landscape plan that felt unique to my home, not something “cookie cutter.” The build quality is top notch — clean lines, perfect plant selection, professional installation, and thoughtful details throughout. Joe's crew was amazing to work with. If you want a landscape company that treats your property like a high-end project, Jpm is the team to hire.Posted on Nora TryhornTrustindex verifies that the original source of the review is Google. We hired JPM for a full backyard landscaping project and couldn’t be more pleased with the results. After meeting with several contractors, Joe stood out due to his years of expertise and keen eye for design. His proposal perfectly captured the style we envisioned and made the most of our backyard space, all at a fair price. Joe’s team was exceptionally reliable, skilled, and made sure that the little details were just right. We are thrilled with the quality of our new pavers, turf, landscaping and pergola. The project was finished on schedule and stayed within our budget. We would recommend him to anyone. The final outcome exceeded our expectations—friends that have seen our backyard say that they feel like they're in a resort!Posted on Patty StuartTrustindex verifies that the original source of the review is Google. This is my second time using JPM Landscaping and couldn't be happier with the outcome. Good communication and the workers were there everyday on time, which is very much appreciated. Would use them again in a heartbeat.Posted on SamTrustindex verifies that the original source of the review is Google. Great design and install support from Joe. Very responsive and creative. We did a front and back yard and got more done in a faster amount of time than we expected. Was not pushy on upsells. Helped us stay on budget, time, scope.Posted on Marilynn VandorTrustindex verifies that the original source of the review is Google. JPM Landscape did a beautiful job re-landscaping an area along the street side of my fence! They have a great work ethic and once work started, they were here every day until the job was completed. (Amazingly, the area was cleared of the old, dead plants and stubborn ivy in 3 hours!) Now, there are gorgeous hydrangeas, roses, and other plants that give the area color and beauty--sustained by a new drip system. I highly recommend JPM Landscape; they know what they're doing!Posted on Andy&Elizabeth GschwindTrustindex verifies that the original source of the review is Google. We bought a house last summer, and we knew that we were going to want to do something with a large portion of our front/side yard, which was unattractive wood chips and a gravel strip for parking vehicles. We talked to some different landscapers, but everyone just basically talked about putting in some grass with no Interesting other details. We realized that we needed to hire someone that would have a VISION for our space, and Joe was exactly the right guy! He came and looked at the yard, and talked to us about what our goals and budget were. We talked through different options based on how we wanted to use the space as a family, and how we wanted it to look/what style we like. A big thing for us was making it have a similar vibe as the desert scape that was already in the front of the house that we liked a lot. When Joe came back with his drawings, we were thrilled! He came up with a couple of ideas that were really perfect for transforming the space, and that we never would thought of on our own. Specifically, he suggested we open up a private deck and build steps down onto the grass to make the whole area more inviting, and to convert part of an unused driveway into a “wine country” sitting area with sun shades. The grass area he designed isn’t just a rectangle, there are nice curved edges and cut outs for native plants, and the redwood fence he built is low and gorgeous. Besides, loving the design, his team worked incredibly quickly and efficiently. Joe checked in regularly to make sure everything was going well, and the foreman was great at communicating and asking questions when he needed something. Very professional and experts at what they do. When we first had the work done it was winter and we already loved it, but as spring and summer arrived, and we have been able to watch the plants and the trees grow and the flowers bloom, it has became even more gorgeous. We cannot be happier with how it turned out! (We have had several neighbors stop by and tell us how much they love what we did with the property - people that we didn’t know before. That has been fun too.) In short, if you are looking to invest in your property and design a beautiful space that works for your style and lifestyle, I highly recommend Joe and JPM Landscapes! [including before and after photos]Posted on Irene ChingTrustindex verifies that the original source of the review is Google. We had a great experience with our front yard landscape make-over. Joe was communicative, knowledgeable, creative, and amenable to changing the design as we discussed various options. Joe stayed on budget and the work was completed quickly. Most importantly we are very happy with our results and continue to receive compliments from neighbors walking by.Posted on Manh TranTrustindex verifies that the original source of the review is Google.
