Step 01 — Free on-site consultation. We walk the property, check grade and drainage, talk through goals and budget, and answer questions. No pressure, no obligation.
Step 02 — Design and product selection. We lay out the turf to your yard’s real dimensions and show you products side by side with the face weight, pile height and infill spelled out.
Step 03 — Site preparation and excavation. Existing lawn, weeds and organic material come out, and we excavate to the depth the base requires. Half a day to a full day on most yards.
Step 04 — Base installation and compaction. Crushed aggregate laid, graded and plate-compacted in lifts. Budget installers shorten this step; it decides how the surface holds for the next twenty years.
Step 05 — Turf installation and seaming. Turf is rolled, cut and fitted to the yard’s shape. Seams sit out of sightlines, cut clean and secured with commercial adhesive and nails. Blade direction stays consistent so it reads naturally from every angle.
Step 06 — Infill, brushing and walkthrough. Infill is applied and brushed in, blades are stood up, edges are finished, and we walk the whole installation with you before we leave. Anything not right gets fixed that day.

One thing to plan around. Valley Water’s Landscape Rebate Program does not rebate artificial turf, by policy, and it never has. Adjacent rebates for drip irrigation, smart controllers and low-water planting are still available and can offset a combined project, but you must apply and receive a written Notice to Proceed before any work starts, or the rebate is void. Good turf on a good base lasts 15 to 25 years here. Maintenance is real but small: cross-brush the traffic lanes every month or two to stand the blades up, rinse when it gets dusty, clear leaves before they break down into the infill, and spot-treat the occasional weed along an edge. Pet yards get an enzyme rinse on the schedule your dog earns. Top up infill every three to five years in heavy-use areas.

Your HOA cannot ban artificial turf. Under California Civil Code Section 4735, amended by AB 349 in 2015, any provision of an association’s governing documents that prohibits artificial turf, or imposes conditions that have the effect of prohibiting it, is void and unenforceable. That protection is statewide and it applies to CC&Rs already on the books.
What an HOA can still do is set reasonable appearance standards and require architectural review, so submit your product spec and a photo sample rather than a description. Turf installations at grade do not require a City of San Jose building permit. If your project also involves a retaining wall over three feet, that wall does need one.
