At JPM Landscape, we specialize in the “Rural Estate” aesthetic that defines the expansive properties of Coyote and the South San Jose valley floor. With over 40 years of local experience, our team creates high-performance outdoor environments that respect the region’s agricultural heritage and its critical role as a wildlife corridor. From the historic farmsteads along Monterey Road to the modern ranch estates near the Coyote Valley Open Space Preserve, we deliver bespoke landscape architecture that prioritizes fire resilience, water-wise luxury, and ecological harmony.
In 2026, managing a property in Coyote requires a sophisticated balance of luxury and wildfire preparedness. JPM Landscape excels in structural hardscaping designed for the unique valley-floor and hillside transitions of the region. We utilize premium, non-combustible materials—including natural flagstone, architectural concrete, and interlocking pavers—to create expansive “Outdoor Social Stages” that double as strategic fuel breaks. Our master builders specialize in WUI (Wildland-Urban Interface) compliance, designing reinforced retaining walls and “Zone 0” ember-resistant perimeters to protect your estate from wildfire.
Beyond safety, we understand the desire for high-end rural amenities. We specialize in the installation of professional-grade outdoor kitchens, custom fire lounges for cool valley evenings, and large-scale motor courts designed to accommodate the prestigious scale of Coyote estates. Whether you are building a vineyard-style courtyard or a modern minimalist retreat, we implement advanced sub-surface drainage systems to manage the heavy winter runoff and seasonal wet meadows common to the Fisher Creek floodplain, ensuring your landscape remains stable and stunning year-round.
Coyote is at the heart of Silicon Valley’s conservation efforts. JPM Landscape is a leader in “Restorative Design,” helping residents create landscapes that serve as functional extensions of the Coyote Valley Landscape Linkage. We help you navigate the 2026 Valley Water Landscape Conversion Rebate, which offers up to $3,000 for residential sites (and up to $6,000 in certain cost-sharing areas) for converting high-water-use turf into sustainable, native-rich sanctuaries. Our curated plant palettes feature resilient species that thrive in the valley’s distinct microclimate, such as California Buckwheat, Toyon, and Deer Grass.
Precision water management is the heartbeat of our rural designs. We install state-of-the-art smart irrigation systems equipped with AI weather sensors that automatically adjust to the valley’s intense sun exposure and afternoon winds. By replacing overhead sprinklers with high-efficiency in-line drip systems, we deliver targeted hydration directly to the root zones of native oaks and riparian-compatible shrubs. This tech-forward approach ensures your garden remains lush and vibrant while supporting the regional aquifer and protecting the local groundwater recharge zones essential to Santa Clara County.
The final layer of a JPM Landscape project is the harmony of living elements and professional illumination. Our horticultural specialists are experts in “Climate-Smart” softscaping, selecting premium specimen plants that mirror the biodiversity of the nearby Open Space Preserves. We prioritize California Lilac (Ceanothus), Manzanita, and Sticky Monkey Flower—species that offer year-round visual interest and provide critical habitat for local pollinators, butterflies, and hummingbirds.
As the sun sets over the Santa Cruz Mountains and the Diablo Range, your estate transitions into an enchanting retreat with our custom low-voltage LED lighting systems. We design ambient nightscapes that highlight the architectural peaks of your home and the dramatic silhouettes of your heritage oaks. Following Dark Sky principles to respect the local wildlife corridor, we utilize warm, downward-facing fixtures and soft “moonlighting” to provide safety and security without disrupting the tranquil rural atmosphere. Our energy-efficient systems add a layer of sophisticated luxury, allowing you to enjoy the vast beauty of the Coyote Valley long after dusk.
To secure the Landscape Conversion Rebate, you must apply through Valley Water and receive a "Notice to Proceed" before any lawn or pool removal begins. JPM Landscape manages the entire application and inspection process, ensuring your project meets the 50% plant coverage requirement and utilizes approved irrigation hardware.
While residential properties are private, we recommend designs that align with the Coyote Valley Conservation Areas Master Plan. This includes avoiding invasive species like Arundo donax and focusing on "Wildlife-Friendly" fencing and native plants that support the local migration corridor.
We prioritize plants with high moisture content and low resin, such as California Fuchsia, Lemonade Berry, and various Sages. These species are naturally drought-tolerant and fire-resilient, making them ideal for the rural landscape interface.
In Santa Clara County, significant grading or retaining walls over 3 feet (or those supporting a slope) require a permit. JPM Landscape handles all engineering plans and permit submittals to ensure your structural work is fully compliant with local safety and environmental codes.
We provide professional soil conditioning and site prep, incorporating organic amendments to improve drainage and aeration. This ensures that your native and specimen plantings have the nutrient-rich foundation they need to thrive in the valley's challenging soil profiles.

Joe designed a custom landscape plan that felt unique to my home, not something “cookie cutter.” The build quality is top notch — clean lines, perfect plant selection, professional installation, and thoughtful details throughout. Joe's crew was amazing to work with. If you want a landscape company that treats your property like a high-end project, Jpm is the team to hire.Posted on Nora TryhornTrustindex verifies that the original source of the review is Google. We hired JPM for a full backyard landscaping project and couldn’t be more pleased with the results. After meeting with several contractors, Joe stood out due to his years of expertise and keen eye for design. His proposal perfectly captured the style we envisioned and made the most of our backyard space, all at a fair price. Joe’s team was exceptionally reliable, skilled, and made sure that the little details were just right. We are thrilled with the quality of our new pavers, turf, landscaping and pergola. The project was finished on schedule and stayed within our budget. We would recommend him to anyone. The final outcome exceeded our expectations—friends that have seen our backyard say that they feel like they're in a resort!Posted on Patty StuartTrustindex verifies that the original source of the review is Google. This is my second time using JPM Landscaping and couldn't be happier with the outcome. Good communication and the workers were there everyday on time, which is very much appreciated. Would use them again in a heartbeat.Posted on SamTrustindex verifies that the original source of the review is Google. Great design and install support from Joe. Very responsive and creative. We did a front and back yard and got more done in a faster amount of time than we expected. Was not pushy on upsells. Helped us stay on budget, time, scope.Posted on Marilynn VandorTrustindex verifies that the original source of the review is Google. JPM Landscape did a beautiful job re-landscaping an area along the street side of my fence! They have a great work ethic and once work started, they were here every day until the job was completed. (Amazingly, the area was cleared of the old, dead plants and stubborn ivy in 3 hours!) Now, there are gorgeous hydrangeas, roses, and other plants that give the area color and beauty--sustained by a new drip system. I highly recommend JPM Landscape; they know what they're doing!Posted on Andy&Elizabeth GschwindTrustindex verifies that the original source of the review is Google. We bought a house last summer, and we knew that we were going to want to do something with a large portion of our front/side yard, which was unattractive wood chips and a gravel strip for parking vehicles. We talked to some different landscapers, but everyone just basically talked about putting in some grass with no Interesting other details. We realized that we needed to hire someone that would have a VISION for our space, and Joe was exactly the right guy! He came and looked at the yard, and talked to us about what our goals and budget were. We talked through different options based on how we wanted to use the space as a family, and how we wanted it to look/what style we like. A big thing for us was making it have a similar vibe as the desert scape that was already in the front of the house that we liked a lot. When Joe came back with his drawings, we were thrilled! He came up with a couple of ideas that were really perfect for transforming the space, and that we never would thought of on our own. Specifically, he suggested we open up a private deck and build steps down onto the grass to make the whole area more inviting, and to convert part of an unused driveway into a “wine country” sitting area with sun shades. The grass area he designed isn’t just a rectangle, there are nice curved edges and cut outs for native plants, and the redwood fence he built is low and gorgeous. Besides, loving the design, his team worked incredibly quickly and efficiently. Joe checked in regularly to make sure everything was going well, and the foreman was great at communicating and asking questions when he needed something. Very professional and experts at what they do. When we first had the work done it was winter and we already loved it, but as spring and summer arrived, and we have been able to watch the plants and the trees grow and the flowers bloom, it has became even more gorgeous. We cannot be happier with how it turned out! (We have had several neighbors stop by and tell us how much they love what we did with the property - people that we didn’t know before. That has been fun too.) In short, if you are looking to invest in your property and design a beautiful space that works for your style and lifestyle, I highly recommend Joe and JPM Landscapes! Joe was communicative, knowledgeable, creative, and amenable to changing the design as we discussed various options. Joe stayed on budget and the work was completed quickly. Most importantly we are very happy with our results and continue to receive compliments from neighbors walking by.Posted on Manh TranTrustindex verifies that the original source of the review is Google.
